What Is the Purpose of an Open House?
An open house is an opportunity for the seller and their agent to showcase the home to many people in a short time frame. During this event, houses are typically open for people to walk through and ask questions for a few hours.
What Should You Know Before Attending?
Unlike a private showing, you don’t need to make an appointment to attend an open house. Just show up during the designated time frame. You’ll want to bring your phone and/or camera (make sure you are allowed to take photos and/or video). You may want to bring a tape measure, along with a list of the dimensions of your larger pieces of furniture. And, it’s preferred to bring your agent, but you can attend alone.
What Kind of Questions Should You Ask?
Unless the house is for sale by owner, their agent will be there giving tours and providing information. Have a few questions in mind before you arrive, such as: Have there been any recent renovations? Are there any Homeowners Association (HOA) restrictions? Why is the owner selling? What Can You Expect After Walking in the Door?
Typically for an open house guests can simply walk in the door, instead of ringing the bell or knocking. There may be a sign to remove shoes or wear a face mask. Remember that you are walking into someone else’s home, and it’s imperative to comply with their wishes and treat the house with respect.
What Are You Looking For When You Walk Through?
Keep an eye out for cracks, water damage, flaking paint, and other signs of deterioration in the house. If it is okay with the listing agent, open and close kitchen cabinets and drawers, turn on the water faucet, and otherwise ensure the house is in good working order. Pay attention to any smells in the basement or garage that could be signs of moisture or mildew. Above all, make care not to touch personal belongings, and always keep in mind the seller still lives there.

Historically, after potential buyers see a home that speaks to them following an open house, they set up a private showing. Or, as is becoming more common in today’s fast-paced market, they make an offer.
