Most home owners know that it’s best to not have to be rushed when selling their home. If you have more time, you can make more repairs to put the house in the best light possible. You’ll be able to hold more showings for more potential buyers. Your general anxiety level that some feel during this time will be less.
But as a real estate agent here in Lake George, I know firsthand that the best case scenario for home buyers is not always the situation they find themselves in. For a variety of reasons, some home buyers have a pressing need to sell their home in a hurry, whether that is within 2 months or 2 weeks. Some of the reasons for a shorter sale period include:
- A new job or position means the family needs to move to another town.
- The family’s dream home is finally (and unexpectedly) on the market, and to be able to make the move they must first sell their current home.
- Unanticipated changes in their situation (whether personal, health, professional) means the current home no longer meets the needs of the family.
Although this is not ideal, it doesn’t mean it is an impossible situation. And the more you are aware of going into the situation the more prepared you will be to handle the potential outcomes.
One of the first decisions to make is whether or not you want to make public how anxious you are to sell your home. You can try and keep this hidden from potential buyers and see what happens. If a potential buyer is interested early on, they may make an offer in the range of what you would expect during a normal home selling situation. But this means that potential home buyers are not necessarily feeling the need to rush their offers to your agent.
You could choose to let everyone know that you are looking to sell quickly. Putting this out there could increase the initial excitement for your home, as well as increase the number of initial offers. But, the offers could be less than what you would normally expect since the potential buyers know you are looking to sell the home.
Knowing your options and being prepared for what could happen next puts you in a good position. But whichever path you choose, making sure your home is in good shape is a must. Any major hurdles to a home sale should be taken care of. Tidying up the home so that it gives a tremendous first impression can go a long way to getting an early offer. Being flexible with the times you are able to show your home will allow you to bring more potential buyers to it in a shorter period of time. And being keenly aware of what range of offers you will be able to accept can make any negotiating period a little shorter.
